Joy of Joys, Another Versailles Knock-Off Hits the Market | Chappaqua Real Estate

Southern California may very well be the land rich in ugly faux châteaux, but sometimes a wonder of gold patina, green marble, and redundant crystal pops up elsewhere on this continent. Indeed, most of North America’s Versailles knock-offs—whether it’s ill-fated, 90,000-square-foot behemoths in Florida or $30M mansions in Kentucky—are found outside the bloated McMansion hotspots. On the market in the Toronto area is this gold-plated Château de Versailles, with six bedrooms, 12 bathrooms, 24,000 square feet, and more frescoes, chandeliers, and sculpted busts than anyone can handle. Though, to be completely honest, that pool is ridiculously cool. The ask? $17M.

Late Summer Sales Keep September Prices Hot | Lewisboro NY Real Estate

Home price gains in September rose over record August levels, evidence of residual summer buying activity, according to the first market report of the month to be released.

All regions saw small up-ticks in yearly price gains as Clear Capital’s Home Data Index (HDI) Market Report said September prices rose to 10.9% year-over-year.  In August, national yearly home price growth reached 10.2%, the last time Clear Capital reported double digit yearly price growth since the middle of 2006, the height of the bubble.

Clear Capital’s August prices remained 32.5% off their previous highs and only in line with 2002 prices.  Additionally, the low tier price segment of the housing market saw quarterly gains of 2.0%, the lowest since April 2012, indicating the sector that kick started the recovery is already on a path of moderation. From its peak rate of growth in April 2013, rates of growth for the low tier segment, or home sale values in the bottom 25th percentile, have fallen from 4.1% to 2.0%.

“While national and regional rates showed more of the same in September, an interesting dichotomy is unfolding beneath the surface,” said Dr. Alex Villacorta, vice president of research and analytics at Clear Capital. “Strong performances in San Francisco and Detroit remind us that in a dynamic market, the only constant is change. For about a year and a half now, we’ve been focused on First-In, First-Out recoveries characterized by hard hit markets attracting investor interest, like Miami, Phoenix and Las Vegas. Now as the recovery matures, we see homebuyers re-engaging in markets that haven’t fit the typical investor profile.

“As demand calibrates to local economic environments, markets will start to find their natural equilibriums with moderating gains ahead. This should invite new markets, such as San Francisco and Detroit to share the spotlight as their recoveries continue to evolve,” he said.

This Mobile Micro ‘Blob’ Has All the Comforts of Home | Waccabuc Real Estate

When Belgian architectural firm dmvA—no strangers to oddball projects—came up against harsh local building regulations while building a home-office extension, they did what anyone would do: they built a giant white bean. Naturally. The Blob vB3, as it’s been unceremoniously named, is mobile and, at just 215 square feet, micro—double trendiness points there—but packs a lot of punch for such a small space, as micro homes manage to do. Inside is a bathroom, kitchen, bed, plenty of storage, and even a fold-out wing that acts as a make-shift porch.

The structure, which took 18 months to complete, has a sturdy timber frame covered with polyester that’s been sanded down to give it its, well, egg-like exterior. Though it has no windows, the sides flare out to let sunlight in. The firm suggests it be used as a home office, garden house, or guest bedroom, but for now, it’s on display at the Verbeke Art Foundation in Belgium. Hog And Hominy Collard Greens | Bedford Corners Homes

These collard greens from the Memphis restaurant Hog and Hominy are seasoned hot pepper vinegar and an Italian sausage called Nduja (pronounced en-doo-ya). Nduja sausage has a spicy flavor and spreadable texture. If you can’t find Nduja, any soft Italian sausage will work.

The flavor of these greens is so delicious, but I think it’s the addition of hominy kernels that really makes them a stand out.

Instructions

Submerge the collard greens in a large bowl of water and swish them around vigorously to remove the grit. Drain the greens and repeat two more times.

Warm a large saucepan over medium-high heat and add 1 tablespoon of olive oil. Add the onions and sauté them until translucent, about 5 minutes. Add the Nduja and bacon and sauté until the bacon starts to get crisp, about 3 minutes. Add the pepper vinegar and stir to scrape up the brown bits on the pan bottom. Add the greens, cover with the stock, and bring to a boil over high heat. Reduce the heat to medium-low and simmer until the greens are tender, about 45 minutes.

Just before serving, add the hominy and pepper vinegar to taste. Taste and season with salt and pepper. Serve hot with lots of potlikker (sauce from boiling the greens).

Single-family housing starts improve | Cross River Real Estate

The increase in housing starts fell short of expectations in August, up a slight 0.9% from July, the Census Bureau revealed Wednesday.

Housing starts in August were at a seasonally adjusted rate of 891,000, compared to the revised July estimate of 883,000.

“The small rise in starts in August, which was below expectations and would have been a fall were it not for downward revisions to earlier data, is not as disappointing as it first appears,” said analysts at Capital Economics. “The figures are skewed by the volatile multi-family sector; single-family starts posted an encouraging gain.”

The August rate is 19% higher than the August 2012 rate of 749,000.

Daren Blomquist, vice president of RealtyTrac, believes that the latest report suggests builders are looking much more carefully at the market.

“Builders continue to be very cautious given what they’ve been through the past seven years,” said Blomquist. “They do recognize that you have several things at play that could change this sort of frenzied buying activity that we’ve been seeing over the last six months,” he added.

According to Blomquist, the current market is similar to the market we were seeing 5-to-10 years ago, so many of the builders that experienced that market aren’t assuming this one will last.

“That’s what got them into trouble last time,” said Blomquist. He added that Wednesday’s report may not be what some people want to see from an economic perspective, but he believes it is a good sign that builders are being cautious and not overextending themselves.

Auction.com Executive Vice President Rick Sharga has a much brighter view of Wednesday’s housing starts data.

“The most positive aspect of today’s numbers were the fact that single-family starts were up pretty significantly,” said Sharga.

In August, single-family housing starts were at a rate of 628,000, up 7% from the revised July figure of 587,000. The August rate for homes in buildings with five units or more reached a pace of 252,000 units.

Sharga noted that it’s not unusual on a month-to-month basis to see some ebb and flow. “What we’re seeing is really an adjustment as builders try to figure out where they really are,” he added.

When reports fall short of expectations, it’s easy to take a negative view of it, said Sharga. However, it’s important to look at the composition under the top-line numbers, he explained.

Andy Warhol’s Old UES Townhouse Sells for $5.5 Million | Katonah NY Real Estate

Before all the Andy Warhol interest decamps for the Lower East Side’s future Andy Warhol museum, one more moment (or 15) for the Warhol house at 1342 Lexington Avenue. Warhol used to own the house and lived there between 1959 and 1974, with his mother, 25 cats, and a number of the objects (yep, we’re talking about Campbell’s Soup cans, among other things) he included in some of his most famous paintings. The townhouse’s current owners listed it in April for $5.795 million. The place has sold for $5.5 million, the Daily News reports.

The sellers purchased the house for $3.5 million in 2011 and spent another $1 million on the home’s renovation—a far cry from the $60,000 Warhol spent on the place back in 1959.

Dutch Colonial on Lake Minnetonka Listed for $5.75M | Mt Kisco Real Estate

Location: Shorewood, Minn. Price: $5,750,000 The Skinny: This 8,650-square-foot Dutch Colonial, which comes with a 1,450-square-foot carriage house, was originally constructed in 1906 for Edmund Longyear, the founder of mineral drilling company Boart Longyear who owned  90 acres of land on Lake Minnetonka. Later, the estate became the summer home of George Nelson Dayton, son of George Draper Dayton—founder of Dayton’s Dry Goods Store, which later became the Target corporation—and grandfather of current Minnesota Governor Mark Dayton. The Daytons developed the land into a working farm called Boulder Bridge Farm. In 1976, a real estate developer who had grown up across the street from the farm bought the property and began converting it into 44 homesites. He kept the impressive Longyear House and the surrounding four acres, for himself and his family, though, restoring parts and enhancing others—they expanded the kitchen, added a pool and hot tub, enclosed a porch to create the formal dining room, and installed a movie theatre. Now, with the kids all grown up and moved out, they’ve put the four-acre estate on the market for $5.75M.

Study Finds Bedford’s 500-Year-Old Oak Tree In Good Health | Bedford NY Homes

A high-tech study conducted on Bedford’s most famous tree, a 500-year-old white oak at the intersection of Route 22 and The Hook Road, has found it to be in “overall good health” and should live for many more years to come with proper care.

After a limb recently fell off, SavATree took an in-depth look into the tree using visual observation and radar to assess its health.

The scan inspected a 27-inch section of limb that had previously been cut and stands 20-feet above the ground. Radar was also used to explore the trunk and the roots at different points.

The scan found very early stages of saprot in both the branch and a part of the tree, but the study says there is “no cause for alarm.”

“There is no treatment or cure to stop decay in the tree, but optimizing tree health can delay the process and maximize tree longevity,” according to the study.

The study recommends trimming the “crown” area of the branches by 10-percent this winter and another 10-percent over the following three years depending on the tree’s response. This is expected to help bring the weight of the branches closer to the trunk, lowering the chance of a branch breaking off and falling.

It also recommends to include ArborBalance in the tree’s regimen, replace the current turf near the roots with composited mulch and place benches and paths outside of the zone where visitors could potentially get hit by a falling branch.

It is estimated to cost the town $5,650 over the next three years to maintain the tree.

The oak is more than 30 feet thick at its biggest girth and its branches spread more than 120 feet from tip to tip.

The land the oak sits on has been owned by the town since 1977.
