Long Island Estate With a Royal Connection Asks $11M | Katonah Real Estate

Location: Glen Head, N.Y. Price: $11,000,000 The Skinny: The Sunninghill estate, a historic property in one of the toniest hamlets on Long Island, is now on the market for $11M just three years after it was dragged into a bruising and embarrassing (there were extremely anatomically correct bronze statues involved) legal battle involving its owner, the flamboyant and controversial Prince Jefri of Brunei. The 10,000-square-foot six-bedroom, eight-bathroom Georgian manor was built in 1928, and features none of the outré décor you might expect (hope?) to find in the home of a man who once auctioned off his set of gold-plated hot tubs and gilded toilet-paper holders. The mansion sits on 26 acres of rolling lawns, and comes complete with a tennis court, a quarter-mile track, and a swimming pool, which, at nearly 2,000 square feet, is bigger than some homes. The location is hard to beat: Manhattan is 26 miles away, and closer to home there’s the North Shore and a bewilderingly dense agglomeration of country clubs.

Abandoned Buildings, Red Tape Mark a Year on Staten Island | Katonah NY Real Estate

This three-part photo essay traces the recovery efforts in the year since Hurricane Sandy, as documented by photographer Nathan Kensinger. Throughout the year, his Hurricane Sandy photo essays have appeared in Curbed’s Camera Obscura column. His photographs are also included in exhibits opening this week at the Museum of the City of New York and the Brooklyn Historical Society, which are dedicated to the one-year anniversary of the storm.

It has been one year since Hurricane Sandy landed on Staten Island, destroying many of its waterfront neighborhoods. Despite an outpouring of volunteer support and a huge cleanup effort, these communities are still visibly suffering from the impact of the storm. In neighborhoods like Ocean Breeze, Midland Beach, and New Dorp, ruined buildings, abandoned homes, empty lots and overgrown foundations remain a common sight. A host of government programs have assisted residents during their recovery, but many homeowners are frustrated by the lack of progress and are not planning to return.

“It’s been hell,” said Jean Laurie, the president of the Ocean Breeze Civic Association, whose neighborhood and house were badly damaged by the storm surge. “We still don’t have a home,” she said. “Before you know it, it’s going to be two years. And then what?” After demolishing their storm-damaged residence in April, Jean and her husband Burt hoped they would be able to rebuild quickly. But, like several of their neighbors, their lot remains empty. “I don’t know anyone on Staten who has built a new house,” said Burt. “There is too much red tape.”

Most residents in Ocean Breeze have given up on the idea of rebuilding, and now hope to sell their entire neighborhood to the state to be demolished, much like the buyout planned for nearby Oakwood Beach, where 400 homes will be torn down and the land returned to nature. “They should never have houses here, never,” said Joe Herrnkind, a 15-year resident of Ocean Breeze whose home was destroyed by flooding. “The buyout is the only way,” said Herrnkind. “I’m looking for a buyout from the government only. No one else. Knowing what I know, I don’t want anyone else to suffer this way.” In sharp contrast to the headway made in the Rockaways, Staten Island’s storm recovery seems far from complete.

October 2013: In the empty lot where their home once stood, Jean and Burt Laurie display a handmade protest sign. Like 5,500 Staten Island residents, they registered for the city’s Build It Back program. They are still waiting to receive a phone call from the government.

November 2012: In the days after the storm, Jean Laurie and her husband helped coordinate with volunteers to distribute supplies from in front of their flood-damaged home.

April 2013: When her home was demolished in April, Jean planned to rebuild quickly. “We want to revitalize the area,” she told Curbed at the time. “We don’t want to leave it in shambles.”

April 2013: Jean still hopes to rebuild, but “almost every single home owner that is here has signed up for the buyout,” according to her neighbor Joe Herrnkind. “You’d have to be crazy to stay.”

October 2013: One year after the storm, empty homes in Ocean Breeze are still being gutted by city workers. Roughly 400 people are waiting to rebuild their homes in Staten Island, according to the Staten Island Advance.

October 2013: Progress has come to a standstill in several Staten Island neighborhoods. In Midland Beach, this pile of debris from a ruined building has sat next to a local home for the entire year. Abandoned and empty homes can be found throughout the area.

This is where you can discover the hot buying behavior of browsers. Look for a combination of the following behaviors to determine how and when to reach out. Saved or preferred properties: Give your users the opportunity to favorite or save properties that most interest them. In doing so, you provide a value-added online benefit and know precisely the type of properties the user wants. Length of time browsing on site: Pay attention to browsers who are spending considerable lengths of time searching for properties.

This is a key indicator they are serious about finding the right home to buy. Expense level of properties: Buyers who are interested in more expensive properties should raise an eyebrow and warrant your attention. Just sayin’.Frequency of returns to the site: Buyers who are visiting your site frequently and searching for properties are demonstrating clear signs of hot buying behavior.

Frequency of returns to a particular property: When a browser keeps checking out the same property repeatedly over the course of a few weeks, you might want to take notice. Communicate like a human, not a machine It’s important you don’t scare customers away or annoy them with messages that look and feel like spam. Yes, you should set up automated campaigns to reach the maximum amount of people, but you can do it with a personalized and human approach. Here’s how: Let the customer know you’re paying attention by putting the property address she has shown interest in directly in the note.

This can be done automatically with most marketing tools. Give the impression the email is from a real person by always signing off with a name and contact information. Also, be sure to craft the messages like you would in any normal email correspondence. Be positive, personable and try to generate a dialogue.

Show yourself as helpful and friendly by offering to answer any questions about the property. Every customer who responds to an email should immediately be contacted by a real person (even though they think the note came from a real person to begin with). Mortgage applications shoot up 11.2% | Katonah NY Real Estate

Mortgage applications shifted gears, increasing 11.2% from a week earlier, the Mortgage Bankers Association said this week.

Meanwhile, the refinance index grew 18% from the prior week, while the purchase index rose 3%.

As a whole, the refinance share of mortgage activity inched back up to 61% of total applications, up from 57% a week earlier.

The average contract interest rate for a 30-year, fixed-rate mortgage with a conforming loan limit dropped to 4.75% from 4.80%.

Furthermore, the 30-year, FRM jumbo edged down to 4.83% from 4.84%.

The average 30-year, FRM backed by the FHA fell to 4.50% from 4.56%, and the 15-year, FRM declined to 3.81% from 3.83%.

Meanwhile, the 5/1 ARM plummeted to 3.54% from 3.59% a week earlier.

Katonah Presbyterian Church to dedicate renovation-expansion | Katonah NY Homes

On Sunday, the First Presbyterian Church will end the 10 a.m. morning worship service with a ceremony dedicating the renovation and expansion of the church building at 31 Bedford Road, Katonah.

After almost six years of planning, permissions and municipal approvals, and an extended year of site work and construction, the 330-member congregation will unveil its largest capital project since the sanctuary was renovated in the late 1980s, according to a press release from the church.

This time, the church concentrated on providing greater access to the disabled, additional class- and meeting rooms, music rehearsal space, a new kitchen and new above-ground Fellowship Hall. KG&D Architects and Engineers, PC of Mount Kisco and M.J.C. Construction of Yorktown Heights provided specifications, design and execution of the project.

“This is a long time in coming and it will indeed be a celebration,” interim Pastor Gavin Meek said in the statement. “I’m sure you will enjoy the day and the former pastors, staff and members who will return for the event.” The public is invited to morning worship and to a reception and extended celebration in the new facilities from 11:15 until 12:45 p.m.
