Let Consumers Decide: Status Update on GMO Labeling in NY | ||||||||||||
There’s a crack in the billion dollar armor of the biotech industry: Calls to label GMO foods are gaining ground on a state-by-state basis. Here in New York, a public hearing on July 30th gathered a standing room only audience to debate bill A3525A, introduced earlier this year by state assembly members Rosenthal and People-Stokes. According to the article, New York Steps into Fray of GMO Labeling by Ivan Pentchoukov in The Epoch Times, “If passed, the bill would require all foods in New York state that contain genetically modified ingredients to carry the words “Produced with Genetic Engineering” on the front or back packaging panels.” That sounds good to us. The discussion about GMO labeling is about the right to know, and thus, the right to make an informed decision. As developers of local farmers markets for over 22 years, we believe that many people choose our markets because every time we set up a Down to Earth market manager’s tent, we might as well be setting up a sign that reads, “Verified: No GMO”. We tour all of our vendors farms and visit all of their kitchens. We recruit vendors who feel as passionately as we do about keeping our food as close to its natural state as possible. Our farmers grow with great care for the environment. Our food entrepreneurs work hard to find clean, transparent sources for their ingredients, often paying a little more for better quality. And by offering E.B.T. for SNAP Benefits at several of our markets, we work to ensure that everyone gets the opportunity to nourish ourselves with non GMO foods. So, if shopping at a Down to Earth Farmers Market is essentially a “No GMO” label, how do we pass legislation to get GMO foods labeled? Well, it’s in the works in New York State, but the effort needs all voices behind it the coming months. Jeffrey Dinowitz, Chairman of the Consumer Affairs and Protection Committee in the NY State Assembly, has vowed to bring Bill A3525A to a vote when the legislative body reconvenes in early 2014. Between now and then, we’re sure to expect a very expensive marketing campaign. As Andrew Kimbrell of the Center for Food Safety says in this interview, “The biotech industry says consumers will be confused [with GMO labels]. No they won’t – they’ll be informed.” One important note about GMO labeling: Connecticut recently passed a law requiring labels on GMO foods. Now they are encouraging their neighboring states to do the same. According to The Epoch Times article, “Connecticut’s labeling law, enacted earlier this year, can not take effect until four other states, including a border state such as New York, with a combined population of 20 million, pass a similar legislation. This provision was added because the state wants to be able to share the costs of what some see as an inevitable lawsuit by biotechnology corporations.” Wow, really? When we first heard of the five-state requirement, we thought it was due to the shifting winds that carry seeds to nearby states. Then we heard that it was due to rules about interstate commerce. But could it truly be that the states anticipate a lawsuit and need their combined fighting power to take on this issue? Which begs the question, “If GMO foods are harmless, why are the companies who patent and produce them so fiercely opposed to labeling?” We’d love to hear what you think on this issue. National Guard Holds Disaster Response Training in Westchester | Chappaqua Real Estate
Soldiers and airmen from the New York National Guard responded to a “train derailment and chemical spill” on Friday in Valhalla.
There were no reports of injuries, fatalities, or even property damage, however, as it was all part of a training evaluation Friday afternoon at the Westchester County Fire Training Center.
“This is to be prepared for chemical, biological, radiological — those worst case scenarios,” said Army Col. Richard Goldenberg. “This is a specially trained and designed team that is meant to bridge the gap between local responders and all the assets of a federal government that can take a number of hours to get to a site.”
According to Goldenberg, the unit is called the Homeland Response Force which works in conjunction with the Federal Emergency Management Agency. The soldiers support FEMA region II of New York, New Jersey, Puerto Rico and the U.S. Virgin Islands. The training exercise they must execute involves three elements: Search and Extraction, Decontamination and Triage.
“This allows us to look at everything holistically,” said Goldenberg. “We get to see everything start to finish, soup to nuts. Can we pull it off? Can we get it set up together? Can we have the medical team linked to the decontamination team? Does the communication work for everybody? That’s the real benefit of a collective training exercise.”

The problem with social media is that you don’t own it. The shareholders of Facebook, Twitter and Instagram do.
Building a community of social media is tricky. You have to play to their tune. And if a big social media network changes the rules then your lead generation, traffic and sales can plummet. In fact they can shut you down… no questions asked.
So it’s okay to take advantage of social media, but be careful, and don’t rely on it. Placing all your eggs in one basket is risky.
Mike Stelzner recently interviewed DJ Waldow about the synergy between email and social. DJ explains well why marketers should use both channels. He uses social media, but he explains that if Facebook decided to change their terms of service, then the connection with your friends and followers could disappear.
Even Facebook uses email, they have over 100 email notifications.
Use social but don’t rely on it
- If your business model is about building a community, you should not rely on social networks solely, but you will want to own a platform, like a blog.
- If your business model is about selling goods to customers, you will want to find the shortest way to reach them. In business that is still with email.
Email addresses stick with you. You should work on having more and more potential customers on your email list who you can engage with and convert to paying customers.

Rising Rates Appear to Have Little Impact on Housing Recovery | Chappaqua Real Estate
Despite news that the 30-year fixed rate has surpassed the 4% mark, economists continue to be cautiously optimistic about the housing market.
“Increases in rates would not be occurring if there wasn’t economic growth,” Steve Blitz chief economist at ITG Investment Research told Forbes last month. “If people thought the economy was heading south, even with absence of quantitative easing, the rates wouldn’t rise.”
Over the past few months the 30-year fixed rate, which has been hovering well below 4% has been trending upward, creating concern that recovery has halted.
Before the rate increase, April home prices rose 12% over a year ago with signed contracts in May at the highest level since 2006. However, by June existing home sales dropped 1.2% as rates started to rise. As of the end of July, the 30-year fixed rate stood at 4.31%, which is a drop from 4.37%.
Market specialists expressed concern that after months of recovery, that rising rates might hamper growth and overall recovery. However Blitz says that the housing market rebound is more of a symptom of recovery and not indicative of its overall direction. “There may be pent up demand, but there’s no pent up wealth to go buy a house. Housing will not lead the economy as it did from 2004-2006,” Blitz adds. “Instead, it will grow with the economy and not lead it.”
Is Now Still A Good Time To Buy?
According to the National Association of Realtors (NAR), existing homes sales stand at its highest level since November 2009. In fact NAR’s chief economist, Lawrence Yun refers to growth as “overwhelmingly positive.”
Mike Corn, CEO and co-founder of CU Realty Services says that data released by the U.S. HUD and the U.S. Census Bureau show an increase in builder confidence and that CoreLogic expects home prices to continue to rise.
Although rates and prices have inched up, Corn says that he believes the market will continue to improve and that this trend may drive more consumers to consider a credit union mortgage loan. “As more sellers list their homes to take advantage of improving market values, many will become buyers in need of a mortgage,” he says in a statement. “And with loan rates slowly creeping up, many home buyers are looking to purchase sooner rather than later. For credit unions with the right marketing strategy in place, there’s a great opportunity to provide homebuyers with the mortgages they need.”

Real estate market in Hampden, Hampshire and Franklin counties continues growth | Chappaqua NY Homes
More than $987.7 million was spent on real estate in Hampden County from July 2012 until the end of last month, a 2.1 percent increase from the prior year and another sign of a improving real estate market, according to Donald E. Ashe, Hampden County register of deeds.
The total amount spent on real estate in Hampden County in the previous fiscal year July 2011 to June 2012 was $967.2 million, according to data released Wednesday by Ashe.
“The real estate market is getting better,” Ashe said. “But it is slow, hampered by persistent unemployment.”
In neighboring Hampshire County, the total spend on real estate was $498 million, according to the registry office there. That’s up 2 percent from $488.3 million in the previous fiscal year.
In Franklin County, the total was $160.9 million, that’s down 1.7 percent from $163.7 million last year but up from $150.4 million in the 2010-11 fiscal year.
Ashe said the figures are based on the total consideration paid for all real estate, including homes, commercial properties and vacant land.
Hampden County is still a long way from the go-go days of the real estate boom. Before 2011, the amount spent on real estate hadn’t been less than $1 billion for a fiscal year since 2005. It was $1.128 billion in fiscal 2010, and $1.085 billion in fiscal 2009.

Ryan Reynolds Relists Hollywood Hills Home | Chappaqua Real Estate
Third time is the charm, at least that is what Ryan Reynolds is hoping. The actor has stuck his Hollywood Hills home on the market for the third time and at a lower price of $1.599 million, and perhaps this time the residence will attract a buyer.
Reynolds bought the home in the celebrity-entrenched neighborhood of Outpost Estates for $1.715 million before his marriage to actress Scarlett Johansson. The two didn’t live there but in the mid-century “Wong House,” which they sold after divorcing for $3.5 million. While Reynolds and Johansson were married, Reynolds tried to sell the home, first listing it in 2009 — not the hottest year for real estate. Reynolds ended up couching the listing until 2011, relisting the home with a sticker of $1.69 million.
Then life got busy for Reynolds: He quietly married another beautiful starlet, Blake Lively, and delisted the home. The two have a home in Bedford, NY, and Reynolds is trying again to dump his former place at 2416 Carman Crest Dr, Los Angeles, CA 90068.
With just 2 bedrooms and 2.5 baths, the home is not a typical over-the-top celeb estate. Measuring only 1,789 square feet, the home does have upgrades, including hardwood floors, solar heating, a tank-less water heater and private, landscaped garden.

New Home Prices Rise in China | Chappaqua Real Estate
New home prices in major Chinese cities rose strongly in June compared with a year ago, according to an analysis of official data released Thursday, but the market is also showing signs of moderation following last month’s government-led liquidity squeeze.
Prices rose an average of 6.12% in June compared with a year earlier, according to Wall Street Journal calculations based on data released by the National Bureau of Statistics on 70 large and medium-size Chinese cities. Prices rose in 69 of cities in June compared with a year earlier, unchanged from May.
The result marks the latest pickup in the pace for home-price appreciation on a year-to-year basis—prices rose 5.32% in May and 4.27% in April, according to the calculations.
But compared with May, home-price appreciation appears to be easing a bit. Prices in the 70 cities increased an average 0.78% in June compared with May. They had risen 0.86% in May and 0.9% in April compared with the prior months, according to the calculations.
The data showed that prices of new homes in 63 of 70 large and medium-size cities rose in June from May. Prices fell in five cities and were unchanged in two cities. In May, prices rose in 65 cities.
“The moderation in growth momentum will likely continue, but home prices are not going to drop,” said Lee Wee Liat, a property analyst at BNP Paribas BNP.FR +0.16%. A decline is unlikely as many Chinese cities have issued guidance targeting home price growth at 10%, alongside expected gains in disposable income per capita, Mr. Lee added

Health Department Issues Heat Advisory In Chappaqua | Chappaqua Real Estate
WESTCHESTER COUNTY, N.Y. — With temperatures soaring towards 90 degrees on Monday, the Westchester County Health Department has issued a county-wide heat advisory.
Residents are advised to avoid strenuous activity, drink plenty of non-alcoholic, non-caffeinated beverages, and take precautions to prevent heat-related illness.
The Health Department also stated to residents to be alert for symptoms of heat stroke.
Symptoms include hot, red, dry skin; shallow breathing; a rapid, weak pulse; and confusion. Anyone suffering from heat stroke needs to receive emergency medical treatment immediately. Call 911 if you suspect heat stroke and immediately cool the overheated person while waiting for emergency help to arrive.
“Heat stroke and dehydration can take you by surprise,” Westchester County commissioner of health Dr. Sherlita Amler said in a statement. “The elderly, young children and those with high blood pressure, heart disease, or lung conditions need to be especially careful to avoid heat-related illnesses. High humidity and some medications can also increase a person’s risk for heat stroke.”
While less dangerous than heat stroke, heat exhaustion also poses concerns. Seniors, children up to age four, people who are overweight or who have high blood pressure and those who work in hot environments are most at risk. Signs include headache, nausea or vomiting, dizziness and exhaustion, as well as cool, moist, pale or flushed skin. People suffering from heat exhaustion should be moved out of the sun and have cool, wet cloths applied to their skin.

Bob Newhart Lists Bel-Air Beauty Designed by Wallace Neff | Chappaqua Homes
You may picture him as Papa Elf living in a miniature home in the North Pole, but off-screen Bob Newhart owns a recently expanded estate on Amapola Lane in Los Angeles. For the first time in 23 years, the actor and comedian has listed the 5-bedroom, 7-bath home for $15.5 million.
Built in 1941 by architect Wallace Neff, the home is one of several mansions designed in his famous “California style,” which drew heavily from Spanish and Mediterranean architecture. Neff’s designs grew in popularity among Old Hollywood stars and remain in high demand by celebrities today — Bill and Melinda Gates, Brad Pitt and Jennifer Aniston, Diane Keaton and Madonna have paid top dollar to live in a “California style” home.
Newhart’s French-country estate is located in Old Bel-Air, an affluent suburban pocket outside L.A. The remodeled main house features spacious living rooms, a formal dining room, maid’s quarters, cook’s kitchen and a sunny breakfast nook. The second floor includes a master suite with a sitting area, his-and-hers baths and walk-in closets, as well as two additional bedroom suites. A poolside cabana — complete with a kitchen, 2 baths and a second-floor guest apartment — provides outdoor entertainment space.
Property records show Newhart purchased the home under a family trust in 1990. The Chicago native reportedly launched his acting career in 1958 as a copywriter for a major independent film and television producer. He went on to record a best-selling album of comedic monologues, “The Button-Down Mind of Bob Newhart” and star on “The Bob Newhart Show.” More recently, Newhart has played film roles in “Catch-22,””Elf” and “The Librarian.”

Luxury Homes Officially Enter Seller’s Market | Chappaqua Real Estate
For the first time since the Institute for Luxury Home Marketing began tracking upper tier market trends in 2008, its Market Action Index hit the threshold that separates buyer’s and seller’s markets earlier this month.
The highest tier of homes for sale, homes priced over $500,000, has been the last part of the market to feel the effects of the housing recovery. On June 2, the ILHM reported its Market Action Index had reached 30 for the first time and in subsequent weekly reports the index has maintained its position.
“The ILHM National market is currently slightly in the Seller’s Market zone (greater than 30).The Market Action Index stands at 30 which indicates that luxury demand is relatively strong but the available supply of new listings doesn’t get acquired immediately,” the ILHM noted in its June 23 report.
The ILHM Luxury Composite Price for the week ending June 23 was $1,273,414 and the asking price per square foot was $324. Homes have been on the market for an average of 151 days.
“I believe that it was in the first week of June that we first saw the Market Action Index hit the 30 threshold which defines the entry point into a “Seller’s Market.” All month it is has been trending along right around that 30 mark,” said Waco Moore, the Institute’s president. ILHM staff could not identify a time when institute’s market index crossed over into seller’s territory in the past five years.
