Jonathan Smoke will interpret housing data | Bedford Real Estate

 

Realtor.com operator Move Inc. has hired Jonathan Smoke to interpret housing data and act as a public voice for the site as its first chief economist.

For the last six years, Smoke held various executive roles at real estate information and strategic marketing services company Hanley Wood, most recently as the company’s chief economist.

Realtor.com competitors Zillow and Trulia have long had their own chief economists. Zillow Chief Economist Stan Humphries and Trulia’s Jed Kolko have become high-profile sources in media stories and housing forums, giving their firms added exposure and credibility with consumers.

Smoke’s appointment concludes a monthslong search for 18-year-old realtor.com, which up until recently had been barred by the National Association of Realtors from having a chief economist. NAR changed its position sometime in the last year, giving Move its blessing to bring on a real estate spokesperson for the site.

“As the real estate industry and our relationship with realtor.com continue to evolve, both organizations agreed that two voices are stronger than one,” NAR spokeswoman Sara Wiskerchen told Inman News in February when news broke that Move was on the hunt for a chief economist.

NAR has its own chief economist, Lawrence Yun, who helps Realtors interpret housing trends for their clients.

Luxury market’s ticking time bomb: If this were a virus, you would call it a full-blown epidemic | Bedford Real Estate

 

There is a ticking time bomb hidden in the top end of the housing market that I don’t see the mainstream media addressing. And this is no hidden bomb — it is glaringly obvious and sitting right out in the open.

The question is not, “Will it blow up?” The simple question is, “What will the fallout be when it does explode?”

Do we still love our McMansions?

This is not a Tallahassee problem — this is a U.S. housing market issue that will be felt in most areas. Only the highest-growth, strongest economic areas of our country will be shielded from the blast when it occurs.

We have built too many McMansions; too many homes for an upper 10 percent of the market that is going to change dramatically when the trigger point is reached. As with any time bomb, you have to wonder just what is needed to make it explode.

Australian architect with a flair for the unusual | Bedford Real Estate

 

 

In the early 1960s, faced with the imagined scenario of total nuclear annihilation during the Cuban Missile Crisis, a dozen intercontinental ballistic missile (ICBM) silos were constructed in the Adirondacks in upstate New York near the former Plattsburgh Air Force Base. The crisis lasted less than two weeks, and because the silos didn’t work very well anyway and had a lifespan of around three years, most were decommissioned by 1964.

The military didn’t know what to do with the silos, which were vast, cavernous underground structures that went 185 feet down and housed Air Force squadrons. They donated the silos to different counties, who didn’t know what to do with them either. So they remained abandoned for more than 50 years.

Eventually, people like Australian architect Alexander Michael came along. He snatched one up near the Plattsburgh base in 1996 for $160,000 and has spent the years ever since plunking down more than $300,000 and restoring his silo to its original glory, while making it a part-time home along the way. He’s got a full kitchen, sleeping quarters and even the original launch control console to tinker with.

Homebuilder survey: Housing slump ahoy! | Bedford NY Real Estate

 

The new home market is getting no spring lift whatsoever at least based on the National Association of Home Builder’s housing market index, which missed expectations for the last seven out of eight months, coming in at a lower-than-expected 47.

The index has been stuck below breakeven 50 for three months now, even though it’s the start of the “spring buying season.”

The homebuilder index weakness is centered in traffic, which remains far below 50 at 32.

Details for March once again showed serious weakness in traffic, at 33 versus February’s 31. Weakness in traffic points to lack of participation by first-time homebuyers and the importance of all-cash buyers who have been holding up the housing market, and who are now disappearing.

The official position of NAHB is that there is confidence in future activity, but there’s not a lot to support that. Expectations for tomorrow’s, mortgage applications, housing starts and permit data are no better than flat.

“Builder confidence has been in a holding pattern the past three months,” said NAHB Chairman Kevin Kelly, a home builder and developer from Wilmington, Del.  “Looking ahead, as the spring home buying season gets into full swing and demand increases, builders are expecting sales prospects to improve in the months ahead.”

The housing market index posted a record 10-point loss to 46 in February and hasn’t yet recovered, in what is a bad omen for the housing sector where many are banking on spring strength.

Modular floating home can be built on land or water | Bedford NY Real Estate

 

Buying a new home typically requires some research of the local area in order to understand where buyers will be living for the good few years to come, as well as whether the property is the right size for them. However, Czech architects have now created PORT X, a houseboat that can be customized with extra modules and anchored on both the river or land.

Designed by architects at Atelier SAD, the building is made up of interlocking sections of wood and laminate that can be customized with doors, windows, separating walls and balcony sections. Since PORT X is a modular structure, the individual pieces can be transported to any location and the building can be set up on site, meaning homeowners are free to live almost anywhere. The building is also a floating structure, meaning it can be anchored in a port and trailed by boat to another location. It can be used both as a home or an office, and a showcase version of PORT X was most recently seen on the Rašín river bank where people could get a feel for the structure and also view an exhibition of photographs by Ondřej Kavan.

The concept is similar to Belgium’s Sleeping Around — a shipping container hotel that can be transported to various locations around the world — but PORT X is now available for homeowners to buy. Social Media Marketing Secrets of Smart Savvy Bloggers | Bedford Realtor

 

The success of a blog can be judged on different aspects, but engagement will  be a dominant factor in achieving the desired outcome. Using social media  marketing to promote your blog can be highly effective, and your ‘followers’ or ‘likes’ should be considered as important metrics.

However, ensuring that you truly engage with these people, across all  platforms, is equally important and often overlooked.

Seth Godin is widely viewed as an arbiter on marketing issues, he has  repeatedly referenced Kevin Kelly’s ‘1000 True Fans’ article. Kelly’s principal message is that  a ‘true’ fan is of greater value than a lesser fan, and that engagement helps  nurture ‘true’ fans. He states that:

The genius of the True Fan model is that the  fans are able to move an artist away from the edges of the long tail to a degree  larger than their numbers indicate.’

His article focuses on upcoming artists aiming to sustain a living, but the  methods can be applied to the development of any blog. If you’re dealing with  larger numbers, or are representing a corporation, then you should still pay  heed to these core values with the same sincerity.

1. Unique & varied social media content

Using Facebook or twitter to post links to your own articles will help drive  traffic towards your site, no doubt. However, if this is your only social media  activity then you have to question how original and engaging the page is.  Readers may initially ‘like’ or ‘follow’ you, but if your page is essentially a  glorified RSS feed then you may drive these same people away at a later date.  Also remember that engagement leads to more followers/likes.

A good example of a successful commercial Facebook page is Oreo; unique video, images, and campaigns  solely for their Facebook page present the user with a fresh experience. The  user’s engagement and sharing of the content, will in turn increase the traffic  to both your Facebook page and your blog. If you are representing a brand, don’t  be afraid to show intelligence – ‘dumbing down’ to your audience can be  portrayed as a ‘dumbing down’ of your brand. This is where Oreo excels; it  doesn’t offer generic competitions, instead choosing to post relevant and  humorous content.

If you run a personal blog you may not have the resources for a campaign on  this scale, but at least adopt the principles and ensure you have some unique  content.
