Frank Lloyd Wright’s William Winslow House Now Just $1.7M | Waccabuc Real Estate

It’s another week, which means there’s been a price chop on another classic Frank Lloyd Wright home in the Chicago area. But this time, it’s not just any Frank Lloyd Wright home, it’s the William Winslow House – Wright’s first totally independent commission. While some Wright homes aren’t the most practical spaces for daily living, or are very livable, but nearly devoid of their original Prairie School charm, the Winslow House represents somewhat of a middle ground.

The home has been completely restored, and it is very nice – almost too nice. Families with children and pets might hesitate about living in a piece of architectural history and potentially mucking it up. However, like several other Wright homes before it, the Winslow House has been on the market now for some time, and has now received multiple price cuts.

For the first time in 55 years, the home hit the market last December with an ask of $2.4 million. Just four months later, the home took its first sizable price cut, lowering its ask down to $2.04 million. Two additional price cuts later, the home is now seeking $1.699 million. Last week, we appealed to potential home buyers to save the George Madison Millard House in Highland Park, which has been languishing on the market for years, and is now priced at land value. Similar to the Millard House, the Winslow House just wants a new owner already. Will it be you?

On Saturday, join us at the market for an “I Love My Farmers Market Celebration” with the American Farmland Trust. The celebration will feature music by Les Tappan Zigues from 10 am to noon AND a free yoga class in Market Square from noon to 1 pm.

The American Farmland Trust will encourage market customers to pledge their support for the market. A pledge is a commitment to shop at the market. They will record the dollars pledged and announce the total at the end of the market day. In exchange, shoppers will receive a “No Farms, No Food” bumper sticker, as well as a Made in the USA canvas tote bag. These reusable bags are the perfect accessory as the market strives to be free of plastic shopping bags by September 27th.

Chef Maria Reina will give a free cooking demo at the Piermont Farmers Market
from 9:30-11:30 am. She always whips up healthy, seasonal dishes with products that can be found at the market. You’ll get to sample her delicious cooking and get ideas for dinner.

AND for the talented bakers of the area, registration is now OPEN for the 2nd Annual Piermont Apple Pie Contest. The judges will be renowned Chef Peter X. Kelly, Mark Tasker, Head Pastry Chef of Balthazar, and esteemed Piermont community member, Sylvia Welch.
The panel will determine the winner in the categories of Best Tasting, Best Looking, Most Creative, and Most Traditional. Then they will turn the judging over to the public to taste each entry and vote on Best Overall. Register this Sunday at the market or online HERE.

Cardamom Summer Chowder by Calcutta Kitchens

Hey there Corn, have you met Cardamom Summer Chowder yet?

At Down to Earth Farmers Markets, we love to bring together both local farmers and food makers who source locally. Aditi Goswami, the founder of Calcutta Kitchens, is an example of the latter. She grew up going to the fresh food markets of India, and now she’s dedicated to using local farmers’ ingredients in her Indian simmer sauces. She lets the changing harvest inspire her kitchen ideas and she recently shared this recipe for Cardamom Summer Chowder. For the late summer harvest, Aditi now gives us a delicious – and easy! – stage…ENJOY. 

Cardamon Summer Chowder

Ingredients

1 16 oz jar of Calcutta Kitchens Bengali Cardamon & Coconut Simmer Sauce
2 ears of fresh corn cut into 1.5″ pieces or just kernels
1 large tomato chopped
1 garlic clove chopped
2 tsp oil
1 fresh pepper of your choice, chopped with seeds removed
1 summer squash chopped
4 cups assorted seafood (clams, mussels, shrimp) OR two cups cubed tofu

Directions

In a stockpot, add oil and sauté garlic for 30 seconds. Add jar of sauce and 1/2 cup water. Add all vegetables, bring to a simmer, turn heat to medium and cover. Cook for 5 minutes. Add seafood (or tofu) and cook another 3-4 minutes covered until cooked through. (Clams and mussels will open – discard any unopened ones.) Serve hot with fabulous crusty bread from the market! – Aditi

Mortgage gauge hits 14-year low | #Bedford Real Estate

 

Here’s a fresh factoid sure to gratify housing bears: A broad gauge of mortgage applications recently hit its lowest level in 14 years, according to data released Wednesday.

The Mortgage Bankers Association reported its seasonally adjusted index, which measures the volume of mortgage applications, dropped more than 7% in the week that ended Sept. 5 to the slowest pace since the end of 2000. During that week, applications for loans to buy a home fell almost 3%, hitting their lowest level since February, while refinancing applications tumbled almost 11%, reaching the weakest result since late 2008.

But it may be too soon to dance on the housing market’s grave. There’s volatility in any weekly series. And there were at least two factors in the most recent weekly report that may be throwing off results.

First, the week that ended Sept. 5 contained Labor Day (which fell on Sept. 1). While MBA adjusted its data for the holiday, there may still be some distortions.

“The Labor Day holiday is one of the holidays where it’s hard to predict how people will respond,” said Doug Duncan, chief economist at federally controlled mortgage-finance giant Fannie Mae who added that he expects a “bounce back” in future mortgage-application readings.

We’re crazy in love with this super-cute ivy-covered cape. A design for a home anchored to a sheer cliff face offers a striking vista. But what would it take to live in such a place, asks Jon Kelly.

For sale: distinctive seaside property with spectacular coastal views. Would suit high-value buyer untroubled by vertigo.

So far it only exists as a concept, but the design for the Cliff House by Modscape, an Australian firm that designs and builds prefabricated homes, is enough to give a lurch to the stomach of anyone uneasy with heights.

Here’s the pitch – it features three bedrooms (two doubles, the other en-suite), a stylish living space, a carport, separate bathroom and (tantalisingly or nausea-inducingly, depending on your tolerance of sheer drops) an open-air spa and barbecue area on the bottom floor. Artfully minimalist interior décor focuses visitors’ attention on “transcendent views of the ocean”.

According to the company’s website, the plans were drawn up after a couple approached the firm asking its designers to explore how to build a holiday home along “extreme parcels” of coast in Victoria.

Key Biscayne’s Mashta Point Will List for $60-Fricken-Million | Armonk Real Estate

Mashta Point, originally built by William J. Matheson as his private cove and deepwater anchorage when he owned much of Key Biscayne, is hitting the market for a whopping $60 million, according to the Wall Street Journal. This makes it Mashta Point Dade County’s most expensive listing, and will be Miami’s most expensive residential sale ever if it gets near its asking price.

Matheson built himself a lavish Moorish house, known as Mashta House, on the southern arm of the cove back in 1917, but it was demolished at some point in the 1950s (coincidentally by Mackle Construction, owned by relatives of Curbed Miami’s Editor, Sean McCaughan). Mashta House was known for its fabulous parties, and was said to host the likes of the Vanderbilts, Carnagies, and Mellons during the Roaring 20s, who would alight from their yachts waiting in the cove. In the 1990s Mashta House was replaced by the current house, built on the northern arm of the cove, a 12,000 square foot boxy beige house, with (if we’re counting right) five floors, an elevator, six bedrooms, eight baths, a pool, and a gazebo. Of course the real allure of the property is the land, a long hook-shaped peninsula at the tip of Mashta Island, and that cove. Ohhh that cove.

Gorgeous East 80th Street Art Nouveau Pad Wants $22.5M | #MtKisco Real Estate

A three-apartment Upper East Side combo in a Beaux Arts limestone building off of Fifth Avenue has come to market for $22.5 million. The home was renovated by its most recent owners to include Art Nouveau flourishes—that bowing asymmetrical doorframe, the individualized banister—as well as more modern entertaining spaces like the double-height dining room with overhead glass barricades and a kitchen with a built-in espresso machine. The home last came to market in 2011 for $22.75 million but appears not to have sold. House prices: Have UK sellers missed the top of the property market? | #Waccabuc Real Estate

 

The year of frenetic house price growth in the UK is over, according to new data from the Halifax.

Despite a 0.1pc rise in house prices from July to August the monthly, quarterly and annual growth rates all slowed following an unexpectedly hot July in the housing market.

House prices rose 1.2pc from June to July – the biggest month-on-month rise since February, falling back to 0.1pc in August.

The quarterly growth rate jumped from 2.3pc in the three months to June to 3.5pc in the three months to July as the banks got to grips with new, stricter mortgage regulations.

However, the quarterly growth rate then slowed to 3pc from July to August.

Although August is traditionally a quiet month in the UK housing market, due to school holidays, the monthly growth rate grew 0.7pc in the summer of 2013, compared to 0.1pc this year.

A fall in monthly, quarterly and annual house price growth seems to indicate that the frenzied surge in values – seen in the supply-stricken yet popular areas of London and the south-east – is now coming to a halt.

VT housing prices remain below 2007 peak | Cross River Real Estate

 

Vermont is the only state in the nation with housing prices today less than they were 12 months ago. That’s according to data from the Federal Housing Finance Agency, the federal agency that regulates Fannie Mae and Freddie Mac.

We should always take these types of data with several grains of salt. Nonetheless, it is worthwhile to use the FHFA data to see the general course of housing prices in Vermont. And the FHFA numbers show some interesting patterns.

For those old enough to remember, Vermont experienced a housing boom in the mid-and-late 1980s when house prices rose by 75 percent in just six years. By today’s standards, the actual prices people paid for houses look absurd. According to the 1980s Census, Vermonters who owned their own homes told the Census Bureau that their median house price in 1980 was $42,000. In the 1990 Census they reported a median price of $96,000 in 1990. (Today the median price is $216,000.)

Since 1980, the overall price level in the U.S. has nearly tripled, and it’s nearly doubled since 1990, so we need to look at housing prices in inflation-adjusted dollars. Even adjusting for inflation, housing prices rose by 44 percent during the 1983 to 1989 boom, meaning they increased that much faster than the average price of everything in the economy.

The 1980s housing boom was not too different from the more recent Vermont housing boom of the early 2000s. And Vermont did not escape the national housing boom. It did not experience the worst of it, which was in states such as California, Arizona, Florida, and Nevada. But prices in Vermont actually rose faster than the national average between 2000 and 2007.

Great Plains Road Gets a Great Big Pricechop | #BedfordHills Real Estate

Back when we first posted about this property, a little over two years ago, the asking price for the new-build was $18M. Now it’s just been pricechopped another $1.45M, down to $15.5M. We assume it’s just been price keeping this house from finding a buyer, because it’s rather lovely. It’s also huge: 12,000sf, nine bedrooms, 12.5 bathrooms. One drawback which we can’t figure out is the tininess of the kitchen in relation to the rest of the house; although there are separate prep and service kitchens in the lower level, we still think the main eat-in kitchen should be larger than it is. Other than that flaw, the house is in an elegant traditional style with beautiful bathrooms and a nice paneled office/den. The pool is stunning, as is the terrace and pool house, and there is a separate staff apartment above the garage. The grounds are 1.8 acres, which isn’t huge for this size of house but surely adequate, and the property is in a sought-after location in Southampton. Will the latest pricechop attract a buyer?
