Freddie Mac June 2014 U.S. Economic and Housing Market Outlook | Cross River Real Estate

 

Freddie Mac (OTCQB: FMCC) released today its U.S. Economic and Housing Market Outlook for June providing a mid-year assessment as well as how for-sale inventory and vacancy rates will affect the near-term outlook. Outlook Highlights

  • Low for-sale inventory will help to sustain house price and rent gains but at the expense of affordability in the short term.
  • While the total number of vacant units has decreased by 4.2 percent from the first quarter of 2010 to the first quarter of 2014, the number of vacant units for sale has declined by 24.2 percent (485,000 units).
  • Home purchase applications have picked up a bit recently with the traditional homebuying season underway, yet they’re still currently 13 percent below last year. For this reason, we’re lowering our overall homes sales forecast from 5.5 million to 5.4 million.
  • We expect fixed rates to rise gradually during the second half of the year in part as a result of the Federal Reserve’s “tapering” of net mortgage-backed securities acquisitions. Expect the 30-year fixed-rate mortgage to gradually rise higher, ending the year around 4.4 percent.

“We’re nearly half way through the year and single-family housing remains weaker than we projected six months ago, while multifamily appears to be right on track. With vacancy rates moving back in line with historical averages, even falling below historical averages in some markets, and for-sale inventories remaining tight, U.S. home price indexes are likely to continue their above-inflation growth for the remainder of the year, as will rent gains, albeit much slower than in 2013. The important question is how much further will prices and rents have to rise to give incentives for more existing owners to list their property for sale and developers bring more supply to the market. Construction has rebounded over the past two years but is still significantly below the levels one would expect to see given projections of household formations.”

Fed Could Keep Rates Near Zero Until Mid-2015 | South Salem Real Estate

 

The International Monetary Fund cut its growth forecast for the United States on Monday and said the economy would not reach full employment until the end of 2017, allowing the Federal Reserve to bide its time before raising interest rates.

In its annual health check of the U.S. economy, the IMF also urged the United States to boost the minimum wage, which is below most international standards, to fight poverty, which lingers above 15 percent.

The IMF forecast economic growth of 2 percent this year, below the 2.8 percent rate it predicted in April, due to a weak first quarter. It kept its 2015 forecast unchanged at 3 percent.

“Recent data … suggest a meaningful rebound in activity is now underway and growth for the remainder of this year and 2015 should well exceed potential,” the IMF said.

Yet the country’s potential growth should only be around 2 percent going forward, below historical averages, as the population ages and productivity growth slows, it added

“Given the substantial economic slack in the economy, there is a strong case to provide continued policy support,” the IMF said.

It said its forecasts show the U.S. economy would only return to full employment by the end of 2017, with inflation remaining low, suggesting the Fed could keep rates at zero for longer than the middle of 2015.

The IMF urged the United States to increase spending on infrastructure and education and change parts of its tax system, including boosting the federal gasoline tax and reinstating the tax credit for research and development, to help spur growth.

In the future, the United States should also reform corporate taxes, introduce a carbon tax and move toward a federal value-added tax, the IMF said.

Homebuilder confidence up in June, remains low | Katonah Real Estate

 

U.S. homebuilders are feeling more confident about the housing market but don’t think it is healthy yet.

The National Association of Home Builders/Wells Fargo builder sentiment index rose to 49 in June, highest since January and up from 45 in May. Readings below 50 indicate that builders view sales conditions are poor rather than good. The index has been stuck below 50 since January. The low numbers earlier this year reflected a bitter winter that chilled economic activity across much of the U.S.

New home sales are running about half the rate of a healthy housing market.

Still, builders are the most confident they’ve been since January about new single-family home sales over the next six months. They report seeing more potential buyers shopping for homes, though traffic remains modest.

Zillow: 30-year mortgage rates remain stable | Waccabuc Real Estate

 

Mortgage rates for 30-year fixed mortgages rose ever so slightly from last week’s figures, according to Zillow’s Mortgage Marketplace. Current rate borrowers were quoted interest rates of 4.04% on Zillow (Z) this week, up only three basis points from last week’s rate of 4.01%.

Zillow’s mortgage rate report is based on Zillow clients, and is not as comprehensive as the weekly rate report from Freddie Mac, but it is a good measure of what prospective buyers are seeing in the market.

According to Zillow’s data, the 30-year fixed mortgage rate peaked at 4.12% on Thursday before dropping to 4.03% on Friday, where rates remained for the rest of the week.

“Mortgage rates were flat last week as two highly anticipated announcements, the European Central Bank’s stimulus plan and the latest U.S. employment report, confirmed the outcomes the markets were expecting,” said Erin Lantz, vice president of mortgages at Zillow. “Next week there is a limited number of market-moving news or events scheduled, so we expect rates to remain stable.”

Many grammy winning Latin singer Alejandro Sanz is selling his guitar-filled mediterranean revival villa built in 1933 on the shores of Sunset Lake, the body of water formed by the sheltering embrace of the four Sunset Islands. The house, which we’re curious to identify the original architect of (could it be DeGarmo, Pancoast, Fatio?), was renovated by “legendary designer” Wallace Tutt, of Thomas Kramer’s ‘haunted’ house fame. A search of property appraiser’s records for the architect proved fruitless. So did the Miami Beach historic property database. Just from the look of it, however, the house could be a Russell Pancoast or even an August Geiger. It’s sleuthing time.

Considering the fact that Ariana Boussard-Reifel owns the lovely Mode Marteau—a vintage store known for its high-end luxury brands and eclectic artisan goods—it should come as no surprise that her Victorian-era brownstone in NYC is a veritable treasure trove of artistic collages, turn-of-the-century furnishings, and jewelry used as home decor. Boussard-Reifel renovated the entire pad herself, outfitting the space in antiques, flea market finds, and even barstools found on the street. Freddie Mac (OTCQB: FMCC) today released the results of its Primary Mortgage Market Survey® (PMMS®), showing average fixed mortgage rates largely flat compared to the previous week amid light economic reports.

  • 30-year fixed-rate mortgage (FRM) averaged 4.14 percent with an average 0.5 point for the week ending June 5, 2014, up from last week when it averaged 4.12 percent. A year ago at this time, the 30-year FRM averaged 3.91 percent.
  • 15-year FRM this week averaged 3.23 percent with an average 0.5 point, up from last week when it averaged 3.21 percent. A year ago at this time, the 15-year FRM averaged 3.03 percent.
  • 5-year Treasury-indexed hybrid adjustable-rate mortgage (ARM) averaged 2.93 percent this week with an average 0.4 point, down from last week when it averaged 2.96 percent. A year ago, the 5-year ARM averaged 2.74 percent.
  • 1-year Treasury-indexed ARM averaged 2.40 percent this week with an average 0.4 point, down from last week when it averaged 2.41 percent. At this time last year, the 1-year ARM averaged 2.58 percent.
