YouTube Will Show More Videos In Homepage Feeds Coming Soon | Armonk NY Realtor
The YouTube Creator Blog is talking about another significant change to how you view YouTube in the future: the homepage feeds will soon be showing more than just one video, and perhaps there will be use for all that white space now. Actually, some of you might already be able to see it. When I go to my page, I’ve got my dose of SourceFed and sxephil up at the top of the sub box and there are three videos shown in the box rather than just one. So, just another little change many of you will see or have already seen and in the ever-changing world of YouTube, I guess they’ve done worse.
The gap between large and small homebuilders widens | Bedford Hills Real Estate
The 14% increase in land values during the first three quarters of 2012 was four times greater than the rise in house prices, Capital Economics said in a new report.
The report calls the rising cost and reduced availability of building materials, labor and land “thorns in the side of the homebuilding recovery.” But for some homebuilders, this has widened the gap of success between large and small homebuilders.
In its 2012 annual report, Toll Brothers ($30.91 0.61%) writes, “Our financial strength gives us a competitive advantage over the small and mid-sized private builders in our luxury niche whose access to capital and land remains constrained.”
Despite plenty of anecdotal evidence that many of the lots, which are ready for building, are generally far away from city centers, according to Capital Economics, Toll Brothers says its philosophy has always been to acquire exceptionally located sites.
In its annual report, Toll Brothers writes, “In contrast to the just-in-time model of some land-light builders, we often take this land through approvals while we have it under option and then improve it.” This helps increase the company’s profit margins and enables it to position the company for the future.
Another large homebuilder, Lennar Corporation ($38.17 0.94%), has dedicated a large amount of its spending toward purchasing land.
“Against this backdrop of recovery in the housing market, we have continued to be a very active land purchaser spending almost $500 million on land in the first quarter,” said Start Miller, CEO of Lennar Corp. in the builders’ first-quarter report.
He added, “We are well positioned for 2013 and 2014 so our land focus is now primarily on homesites for 2015 and beyond.”
Publicly traded homebuilder Meritage Homes ($41.56 1.79%) has also been actively buying land since 2009.
Meritage Homes’ CEO wrote in the company’s 2012 annual report, “Based on our better-than-anticipated growth in 2012 and expectations for this recovery to continue for several years, we invested approximately $480 million in land and development during 2012.’
The company ended the year with almost 21,000 lots, representing a five-year supply based on its trailing twelve months’ closings, according to its annual report.
The financial strength of these large homebuilders continues to give them a competitive advantage against smaller builders.
“We believe our land positioning strategies have helped to pave the way for achieving future growth and profitability,” said Toll Brothers, who spent $106 million on land development in 2012.
“The opportunity to purchase substantially finished lots in desired locations is becoming increasingly more limited and competitive,” the builder said. “As a result, we are spending more dollars on land development as we are purchasing more undeveloped land and partially finished lots than in recent year.”

Mirrors in architecture have somehow gained the reputation of being cheap trickery. Part of this bad rap stems from the dreadful gold-veined mirror tiles that were so popular during the 1970s. They were applied haphazardly by laypeople and decorators alike, and became associated with all the other excesses of this period.
Such kitsch aside, mirrors are one of the simplest and most effective ways to enhance interior architecture. But to be successful, they must be integrated into the architecture, not applied as an afterthought.
1. First, make sure you buy good-quality float or plate glass mirrors. Cheaper mirrors have ripples that distort the reflection, as well as thin silvering, which will quickly corrode. Also, for a really clean installation, attach mirrors with mastic rather than clips (you may wish to have a glazier do this for you). Mirror size is limited mainly by cost and by the clearances available in your house; floor-to-ceiling mirrors up to 4 feet wide are not uncommon.

Since late last year, industry experts forecast a drop in mortgage refinancings as rates rise and a revival of purchase mortgages as the housing recovery creates business for lenders willing to working with home buyers. The spring housing market is here and now the mortgage market is following.
Purchase mortgages zoomed to their highest monthly market share since last August in Ellie Mae’s latest originations report, a sign that the mortgage business is shifting gears and the greatest boom in refis in recent years is ending. Loans to home buyers made up 38 percent of all loans processed by the nation’s largest mortgage processing platform, up from 32 percent in February and 27 percent in January.
The Mortgage Bankers’ Association reported that the refinance share of mortgage activity was unchanged at 75 percent of total applications from the previous week. The MBA’s weekly Purchase Index increased 4 percent from one week earlier is at its highest level since May of 2010 and the adjusted Conventional Purchase Index increased 3 percent to the highest level since October 2009. However, the MBA’s Refinance Index also increased 5 percent from the previous week and is at its highest level since mid-January of 2013.
The mortgage industry’s focus on refinancing loans rather than purchase loans has been a cause of the breakdowns is the lack of resources devoted to home buyers, according to some critics, especially Federal Reserve Governor Elizabeth Duke. Last month the staff of the Federal Reserve found that the increase in the refinance workload during the past 18 months appears to be associated with a 50 percent decrease in originations among home buyers with credit scores between 620 and 680 and a 15 percent decrease among buyers with credit scores between 680 and 720. New mortgages to purchase homes hit their lowest level since the early 1990s. Closing rates for all purchase loans fell to about 55 percent as recently as 18 months ago, and still today only about six in ten applicants are ultimately approved.
